Sanuk Projects

This is a part of the project that stands apart in all aspects and therefore has a completely unique identity. Its identity is due to the privacy. There is a private entrance, which is at the village road. Lanna Lake is of course also 'Sanuk' and therefore homely. In this part of the project there is also a centrally located water garden in an L-shape that helps create the atmosphere. There are three spacious sections, which allow plenty of room for any 'Lanna' house, but which are most suited for the house type Meesuk because of the view. On the other side of the pond are two sections that belong to the first part of the project, Baan Melanie. We envisage that these two section be combined to create one spacious plot, for which a house could be especially designed to make best use of the view. Such a house would need to be integrated in the right way with already existing houses of Baan Melanie. It would, however, also be important that this house be built in the style of 'Lanna'. In this way, partly due to the playful island in the middle of the pond, a very homely and pleasant environment would be created with enough privacy for all residents.
This is another part of the project, which due to the success of Hill-view, has been developed in the same way. In the centre is a long lake, with a large number of medium-sized sections around it. Five sections are situated between the road that leads through the project and the stream, and they border onto water at the front as well as at the back. At the most northern part of Lanna Village are two sections at an L-shaped pond, of which especially the corner section is unique as it is surrounded by water on three sides. The southern sections border directly onto the central Lanna Village lake. A lovely garden layout to the water is therefore possible. They are of course very suitable for a terrace or an open pavilion at the water. A further series of three sections are a little more enclosed and the middle one has a view of the lake across the road. Although there is a nearly open view in all directions, just as elsewhere in the project, what gives this 'Village' its charm is the lake at the centre. Fish have been introduced into the lake in order to give residents something to grill on the barbeque. The 'Lanna' houses Karun and Chokdee are perfectly suited for all the sections of Lanna Village. Especially suited to this part of the project, a smaller type of house is presently being designed. The drawings for this model, the costs as well as the building approval ought to be finalized before the end of December of 2007.
If you follow the road through Lanna Village, you reach one of the side entrances of the project. On the right side is the last residential entity of the Lanna project.

This is yet another unique part of the project, which is entirely different from the already-mentioned entities. Situated between the stream that meanders a great deal through this section and the hill that the whole project faces, and enclosed as it were, in a valley, are a number of beautiful and extensive properties. The natural surroundings of 'Lanna Valley' impact on the each section. A road runs through the middle of the project. On the side of the hill, three sections are located with slightly sloping gardens. Houses that are built in a slightly raised position are built here. The Lanna house model Meesuk is very well-suited to these sections, but at present there is a new kind of house on the architect's table. This envisages the entire house and swimming pool in a raised position with the garage and service rooms underneath. This type of construction allows for fantastic views from the front side of the house overlooking the spacious gardens, the planted-out hill and the whole park-like project beyond. The constructions allows for maximum privacy as well as giving these three sections the best possible view. Behind the house, is a forest track that leads south and ends at a lake, and if followed in a northern direction, it leads to other walking tracks that are situated in the hills.

 

The starting criteria for the project are as follows: spaciousness, peace and tranquillity, balance, water, greenery and project facilities. No wide asphalt strips, cars, concrete and cabins. In short: a residence park!
Even though there is still much construction to be done, the general lay-out is already clearly recognizable. A natural stream is used to supply an extensive system of canals, lake and water features, here or there with a drawbridge. The whole project site has already been developed and we are now in the process of finalizing it and planting fresh growth. Most of the already completed houses have beautiful gardens, many of them with a private swimming pool, whereby the future style of the residence park is already clearly recognizable.
Within the 'Sanuk Residences' complex, a number of separate residential areas have been developed, each with its own features. We have named them as following:
•    Baan Melanie
•    Garden village
•    Water-park
•    Hill-view
•    Lanna valley
•    Lanna village
•    Lanna lake

An appointment is made with the owner two weeks before the first delivery. Suggestions and requests that are made at the first delivery are taken into consideration and then the second delivery takes place. In the case of there still adjustments needing to be made, these are also corrected After the third delivery, and after the full payment has been received, the conveyance is carried out. This includes the handing over of the keys and various documents of the house to the owner.

From the date of conveyance, a period of half a year of guarantee and service is commenced. This is stated in the contract. The duration of the guarantee for the door and window furniture, the windows and insect screens lasts for half a year. The guarantee for the construction lasts for two years. The service applies to the maintenance due to drying and setting.

Living in Thailand

The Thai cuisine is internationally renowned. Whether pepper-spiced or rather mild, the harmony of the combination forms the essence of every meal. The Thai kitchen is fore mostly a combination of century-old eastern and western influences, which have been combined to create typical Thai features. The different accents depend on how the food is cooked, what is cooked on and what the occasion is. Most importantly, the Thai cuisine indicates a style of life that is accustomed to the presence of water, fish and shellfish, etc.
Large pieces of meat are avoided in Thai cooking. With the introduction of Western menus, large pieces of meat, such as steaks are prepared in Thai style. The Buddhist influence can be found in the use of various spices and prepared in Thai style. The Buddhist influence can be found in the use of various spices and herbs and in the preparation of small pieces of pork, chicken and beef. The Chinese, Portuguese and French styles of cooking have been integrated since the 17th century. This is evident in the use of the wok and the herbs and spices of South America. Japanese food is also very popular and many restaurants produce the authentic delicacies of that country.
Many substitute products have been introduced by the Thais such as coconut oil instead of butterfat, hot Spanish peppers and galanger (a kind of ginger). Many fresh herbs and spices have found a place in the Thai cuisine and have therefore lead to a totally unique style of cooking.

At Sanuk Residences, it is completely up to you how you wish to enjoy your life. By making use of the available facilities, such as the maintenance of your garden and your own sun-drenched swimming pool, you have more time left over to enjoy your life.
There are many places where you can have a traditional massage after having done sporting activity. On our project location, we likewise have a competition swimming pool (25m). The direct surroundings of the project are also wonderfully suited for walking and jogging. Although the city does offer fantastic opportunities for meeting friends, perhaps compatriots, we have decided to have a restaurant on our own location, which has an excellent kitchen and an inviting clubhouse. You therefore do not need to travel far for social contact and activities such as playing cards, chess, and reading or just chatting.

The “Old Dutch” Restaurant ChiangRai

 

 

The owner of this nice restaurant is now 70 years old. However he likes to go on, the body whispers: ‘STOP’

The Restaurant is on its 8th years in ChiangRai and is well known by foreign- and local residents. The location is perfect to walk-in tourists, since it is along the main street of the town and close to the famous Night-bazaar in the center of the city. The restaurant set-up is almost perfect, an authentic “Old Dutch” style interior with 70 chairs.

The restaurant includes two modern en well equipped stainless steel kitchens. One kitchen for Thai dishes and the other for Western food. Fridges, deep freezers and a potato scraper are located in the dish-washroom plus. Apart stays an ice-cream maker, ice-cream box and a small snacks corner.

In front of the Restaurant is a large roofed “European style” terrace. Above the cozy sits you’ll find cooling fans for summer time and heaters for the mild tropic winter periods.

The Restaurant has its own Bakery and Bakery shop where we bake our own needs and for daily sales.

Next to the Restaurant we build an Italian style Pizzeria with its own Kitchen. The Pizzeria has 36 chairs and a very cozy atmosphere with heaters and Air-conditioning.

The exterior carries displays for the Restaurant, The Pizzeria and the Bakery shop.

For extension above the Restaurant are 12 rooms. Those can be used as private living quarters, guestrooms with a separate staircase. So adding a guest house or hostel is an option. Nearby tour- and trek agencies and bike-motor-car rental service and a lot of other tourist facilities are offering easy to realize additional total packages.

The rent of the complex is reasonable, company- and maintenance costs are low. It’s a perfect place for a good living and working opportunities for young people who like to operate restaurant business.

Apart of the complex is a small house available with 7 rooms. Presently in use as living quarters for the restaurant staff.

The present owner is willing to assist the new owner during post period after sales etc.
