Sanuk Residences | Factsheet

In contrast with the traditional building styles in Thailand, all the houses of Sanuk Residences have been built on piles as foundation. The holes for the piles are drilled and after the holes have been filled, the piles are given an inspection certificate. All the foundation and supporting beams, as well as the columns, are constructed with certified A1 concrete steel (not for Baan Santi). The concrete consists of Portland cement, river sand and granite. All of the outer walls have a double thickness, partly to ensure a sound construction and partly also for their warmth insulation effect. Only the inner walls that are not carrying walls or do not need to be fully sound proof, are half-brick walls. The walls are built solely of high quality bricks or light weight concrete blocks. The floors have, as much as possible, been laid on prestressed concrete, so that in the case of a repair or maintenance, it is possible to have access to the area underneath the floors. The roof is covered with high-quality concrete panels that are coated in a layer of varnish and rest on a very solid and low-maintenance steel-sectioned roof construction. The windows and frames are manufactured with thick aluminium surface relieves. Only certified materials are used for the electricity wiring and the switch material. The doors and frames have been finished in solid wood, which depending on the wishes of the owners, could be teakwood, redwood, bankirai or similar high quality wood. The finish coating for the inside as well as the outside is done with a high-quality ICI-coating that is water based. The wood is coated with a clear varnish, or if desired, is treated with coloured wood oil. The floors and walls are covered in Grade 'A' tiles, or with a different surface if desired. For the kitchen and sanitary room, appliances from well-known brands have been chosen, which also applies to the door and window furniture.

Water supply: A deep well with a RVS special submerged pump, including a tank and two Mitsubishi house pumps will be delivered.
Telephone: The house has two connections for two telephone lines. One line is requested in advance and connected. This is suitable for ADSL.
Energy: The standard is a one phase 220 Volt system. An electrical connection with a 15 Amp metre will be delivered. An extension is possible.
Construction of property boundaries: Not included. To be decided in consultation with the resident.

Delivery, Service and Guarantee

An appointment is made with the owner two weeks before the first delivery. Suggestions and requests that are made at the first delivery are taken into consideration and then the second delivery takes place. In the case of there still adjustments needing to be made, these are also corrected After the third delivery, and after the full payment has been received, the conveyance is carried out. This includes the handing over of the keys and various documents of the house to the owner.

From the date of conveyance, a period of half a year of guarantee and service is commenced. This is stated in the contract. The duration of the guarantee for the door and window furniture, the windows and insect screens lasts for half a year. The guarantee for the construction lasts for two years. The service applies to the maintenance due to drying and setting.
