The 'Lanna' style house

Karun is the most 'Lanna' style house, but which has been given a modern touch. It is a very spaciously designed house, with many separate rooms. There are different roofs that connect with each other via flat roofs so that you can make free use of the patio outside, also in the rainy season. The house has been designed spaciously, yet it has a low ceiling that varies in height, which makes the house 'Sanuk' (implies, cosy, pleasant and homely in Thai).

The feature of this house is the closed character of the patio. The house is built in a U-shape around the patio garden and the terraces. There is a view of it from the various rooms, such as the living room, the indoor and outdoor kitchens, as well as from the two guest rooms. If desired, this patio can be beautified by the inhabitants by means of a long pond or a rock garden, enhanced with ferns or other fresh greenery,. Or simply a large inner yard for whatever use(s). Most of the patio is covered in, so that there is a lot of outdoor living space in spite of sun or rain. The central area is entirely open. One possibility would be to have a big palm tree standing in the centre of the house.

We make luxurious living a reality, your reality.

A walk over the patio

Via the main entrance, you enter the reception area of the patio. What is special about it is that by entering through the main door from outside, you find yourself standing outside again. Straight after entering, you notice the splendid patio garden. The indoor and outdoor kitchens are situated on the left and by walking further around the corner, you find the parking area. This can also be accessed via a side-entrance from the road. A door between the pantry and the garage makes it easy to bring in the groceries.

The guest bedrooms are located to the right of the entrance hall. Both rooms are accessible from the small hallway. In this hallway is also the entrance to the guest bathroom. Because this guest area is completely separate from the main living area, there is a maximum amount of privacy for the owners as well as the guests.

By walking straight ahead from the entrance hall, and passing through the laundry room, you reach a small niche, which allows access to a small, self-contained flat. This area is designed for a permanent resident. The flat consist of a large living/bedroom and a few attractive adjacent rooms including a modest walk-in cupboard and next to it, a bathroom through which you can access the private, yet outdoor, shower.

You can then walk further across the patio and turn left. Before reaching the living room, there is the master bedroom. This also includes a modest walk-in cupboard and a spacious bathroom.

Further along the patio, the resident can enter the living room through a series of French sliding doors. When all the sliding doors are ajar, the living room and the patio create one large living space. The very spacious living room presents plenty of possibilities for the creative, amateur interior designer. The space behind the generous bar can be used as a study, library, and dining room or for hobby purposes. In the wall opposite the large sliding doors are wide windows, which make the living room a very light room and give a clear view on all sides. In order to allow plenty of light to enter, the patio next to the living room has a clear-cover to keep out the rain, but also allow plenty of light to enter.

The terrace

At the end of the walk across the patio, you reach another covered terrace. This veranda has an undisturbed view of your own garden and the beautiful hills of Chiangrai. A Jacuzzi is positioned in the middle of the terrace with plenty of additional space for extra facilities such as a barbecue or a house bar. Between the living room and the kitchen, there is a lovely little wooden bridge that crosses the long patio pond. If you choose to construct a rock garden or something else instead, a beautiful pathway could be created.

A utility room is situated at the back of the house, which can be accessed from the back. Under the floor is a large water storage, which is extracted from the private deep-well pump. In the utility room, there is a water filter and a number of pumps for the household water and the hydration of the garden. In addition, there is still plenty of space for garden tools and possibly a working bench.

If the future owner wishes to have a swimming pool with his home, it would not present a problem to combine it with the patio pond. This would mean being able to sit in the swimming pool, which would be built into the patio and enjoying a view of a large water garden, surrounded by flowers and plants, with the gorgeous scenery of the project beyond.
